Staging a home can help sell it much sooner than you think. In addition, it will allow the buyers’ to imagine themselves living within the space. This is when it makes sense for the seller to consider making a small investment in staging the home.
Buyers’ Agent Perspective: According to the 2019 National Association of Realtors (NAR) staging report shows that “Forty percent of buyers’ agents cited that home staging had an effect on most buyers’ view of the home. Also, eighty-three of buyers’ agents said staging a home made it easier for buyers to visualize the property as a future home.”
Sellers’ Agent Perspective: “Twenty-eight percent of sellers’ agents said they staged all sellers’ homes prior to listing them for sale. Thirteen percent noted that they only staged homes that are difficult to sell.”
1. Hire an Interior Designer
Some people just don’t have the touch or skills to stage a home. If you don’t think you can do the job consider hiring a professional.
2. Clean like you mean business
Every square inch of the home should be spotless. However, if you don’t think you can handle the task of cleaning, hire a cleaning service to do the dirty work. Keep in mind not to overlook the smallest areas in the house. A filthy spot can shy away a potential buyer.
3. Avoid going bold, instead, use neutral
Bold colors are personal, therefore, the safe bet is to just use neutral hues. A soft gray or off-white work with most décor.
4. Declutter the home
If you want to sell a home, get rid of the clutter, take into account the closets, buyers love to open doors. Inspect and secure all closets, the worse thing that can happen is opening a closet door, and Mount Everest comes tumbling down.
5. Light it up
Some rooms may be darker than others due to many factors. The best thing is to turn on every light in the house.

Check all faucets, toilets, and sinks, make sure it’s all in working order. If the door squeaks add a little oil, if things are broken, toss or just replace. If you’re not handy, hire a handyman.

Getting rid of the old musty odor can be tricky. I like to boil a little Vanilla extract and cinnamon. This creates a natural smell throughout the house that is not too strong. For the fridge that’s foul I like to throw in a Fridge-it Cube. The activated carbon works on all types of odors and can last up to 6 months. The Fridge-it can also be used in closets and other musty areas of the house.
9 . Stage by the importance of Room
If you do not want to spend the money on buying furniture for the entire home, you can opt to rent or just stage certain rooms. It should be noted, that the crucial spaces are the living room, master bedroom and kitchen.
10. Work from the inside out
We get so busy making the inside look great, but it’s just as important to have curve appeal. Undoubtedly, you want to make the first impression a lasting one.
Put these on the list:
Power-wash the house and the walkways
Clean out overgrown greenery and mow the lawn
Make sure the mailbox is in good condition and not dangling, if needed replace completely.
Depending on the time of the year plant some mums to give a little color.
11. Hire a professional Photographer
The house is like your baby, therefore, you want the best photographer for your home. If you don’t know a good photographer ask the agent or your interior designer, they may know a few.
